How do I know about these things?  I've been there and talked with owners and heard their concerns. I have worked with contractors, subcontractors, and suppliers and seen how it goes out there in the field. 

 

Books have been written about the process, but let me mention a few key factors that can affect your enjoyment and as importantly, the outcome of the process. 

    

  Choosing Your Architect / Designer

Your architect / designer is a crucial part of your construction or renovation team.  Often, he/she sets the tone of the process on your behalf.  Choose one who understands not only the design process for the look and feel of the final product, but one who also is thoroughly familiar with the whole process of construction and/or renovation.  Look for one who understands how to design the best value for the dollars spent.  If you do just this, your life during the construction or renovation work will be much easier than if you don't.  That's guaranteed.

 

Your designer must also be more interested in your construction or renovations as a whole, rather than only making an architectural statement at your cost.  Of course, if your goal is to make an architectural statement, then the design team should accomplish that goal in the most cost effective manner for your construction or renovations.

 

The above advice comes from real world experiences of many projects.  Construction and renovation projects that I am referring to are anywhere from small and medium size to mega-projects of several hundred million dollars.  In fact, the bigger the construction or renovation project, the bigger the need for cost effective design and cost control, and the bigger the magnitude of the challenges if this advice is not heeded.

 

Choosing Your General Contractor

In many states, if your construction or renovation is for end users other than the individual owner, or if multiple trades are involved, the law requires that the work be done by qualified licensed / certified general contractors.  But, this is only the minimum requirement.

 

Your general contractor, like your design team is a crucial part of your construction or renovation team, as the entity that provides the physical work at your project site.  His abilities affect what the final construction or renovation will cost you.  Choose one that understands how to implement what you and your designer require, and in a professional and speedy manner at the right cost to you. 

 

The right construction and renovation general contractor will make your life easier and you will enjoy the process.  Otherwise, you can expect anything from a few challenges to a life like that of a firefighter!  The good news is that you can pick the right one for your construction or renovation project.

 

Your construction or renovation general contractor has a lot of responsibilities, and needs to be organized, efficient and professional.  He/she must know how to purchase the materials and labor in the most advantageous manner for your project.  He needs to be able to schedule and manage the activities to finish on or ahead of your requirements.

 

What Can The Owner Do

There are a few things you can do to assure yourself of the best results, along with an enjoyable process.  The most important is to choose the right architect and general contractor.  Another is to be decisive and responsive to the many decisions that only the owner can make, such as the selection of materials, colors, functions, etc. that define your purposes.

 

Let your architect and general contractor provide you the design and the work.  Don't put yourself in a position of self-performing any of the work, as this requires more scheduling and coordination effort than the benefit you think you are getting.  Often times it can cost you more than if you let the contractor negotiate and deliver the materials or provide the work involved.  And, your life will be much more enjoyable than trying to compete with your own contractor.

Experience vs Business Development 

What will get your construction or renovation project completed is the experience of the contractor's operating manager, not the "business development" abilities of the sales manager, regardless of what title he/she has.  Many business development (sales) professionals carry titles such as district manager, office manager, regional manager and so on.  Are you talking to a "Business Development Manger" or an operational professional responsible for your construction or renovation project?  That by itself can make all the difference in the world.

 

Although you don't want small company attitude, do you really need the multitude of reports and paperwork of big company structure, or would you rather have big project experience of the operating manager with a more personal attention of a smaller construction and renovation company who is capable?  I would rather pick the second and save the extra trees and the bureaucracy for the others.
